WHEN WILL I SELECT A SPECIFIC HOME?
At your contract appointment later this year, you will receive exact pricing and availability so that you may select your home and pay the initial earnest money deposit (5% for primary home owners, and 10% for investors). General price ranges are included in the community presentation.
WHEN DO CONGRESS LOFTS SALES APPOINTMENTS START?
We anticipate meeting with those who have submitted a fully-receipted Letter of Interest (LOI) between late summer and early fall 2022.
WHEN WILL I BE ABLE TO CLOSE AND MOVE INTO MY HOME?
Construction of a new community of this size typically takes 20 - 24 months from groundbreaking. Based on these estimates, we anticipate first closings toward the end of 2024.
WHAT ARE THE ESTIMATED HOA DUES?
Early estimates for HOA dues are $.30 per month per interior sqft (+/- 5%)
WHAT WILL I NEED TO RECEIVE A CONTRACT APPOINTMENT?
In addition to submitting an LOI and the refundable $500 deposit, you will be required to provide the sales team with a pre-qualification letter from one of Congress Lofts’ preferred lenders, or proof of funds from a financial institution.
HOW MUCH MONEY WILL I NEED FOR AN EARNEST MONEY DEPOSIT?
Earnest money deposits will be held in escrow by Heritage Title Company until closing and due at contract signing:
5% of purchase price for Primary Owners
10% of purchase price for Investors
DO YOU WORK WITH BUYER’S AGENTS?
Yes, Intracorp is honoring the relationship you have with a buyer’s agent, though they must be listed on your LOI and attend your contract appointment later this year.
ARE PURCHASE CONTRACTS NEGOTIABLE?
No, all pricing and contract details are as is and will not be modified.
IS THERE AN INVESTOR CAP FOR CONGRESS LOFTS?
Yes, there will be an investor cap. The exact cap is to be determined, but will be less than 50%.
DOES THE BUILDING ALLOW SHORT TERM RENTALS?
There will be a 3-month minimum lease requirement for all residences within the community.
